🔑 When a Tenant Moves Into a Property

For tenants moving into a rental home in Santa Barbara, the process for setting up utilities is typically straightforward:

  • Who is responsible? In most of our rental agreements, tenants are responsible for setting up and maintaining their own utility accounts unless otherwise stated in the lease.

  • What to do: Tenants should contact utility providers (like Southern California Edison for electricity, SoCalGas for gas, and MarBorg for trash service) before moving in to avoid service interruptions.

  • What about water? Water and sewer services are sometimes included in the rent. If not, tenants will be provided with instructions for setting up service through the City of Santa Barbara.

Tenants are expected to:

  • Notify utility companies of their move-out date.

  • If a tenant is still living on-site, they’ll usually continue their normal utility service until their lease ends or they move out.

  • Once escrow closes, utility responsibilities typically transfer to the new owner unless otherwise negotiated.
